Chapter 4 - Uncovering the Foundation

Marcus walked over, placed his tablet on my desk, and tapped the screen to reveal a series of financial records and architectural permits.
“What am I looking at?” I asked, leaning forward.
“Remember how Richard Sterling’s real estate firm has been buying up old commercial properties around the district to convert into luxury townhomes?” Marcus pointed to a highlighted section of the document. “I was curious about their recent zoning approvals, so I ran a public records check on their latest project—the Oakridge Commercial Plaza expansion.”
I studied the data. “Standard commercial development. What’s unusual about it?”
“Look closer at the structural load calculations for the foundation reinforcement,” Marcus zoomed in on a series of digital blueprints. “Those signatures aren't certified by a licensed structural engineer. They were digitally stamped using a forged engineering license seal.”
My breath hitched. As a senior structural designer, I knew the laws governing commercial construction inside and out. Using a forged engineering seal to bypass municipal soil testing on a multi-million-dollar foundation wasn't just unethical—it was a federal felony.
“Whose seal did they use?” I whispered.
“Yours,” Marcus said quietly.
A heavy, suffocating silence dropped over the office. My hands curled into tight fists against the edge of the desk.
“My license number,” I breathed, the realization hitting me like a physical blow. “When we worked on that municipal bridge project two years ago, my credentials were part of the public municipal registry. They stole my digital seal.”
“And they’ve been using it to fast-track their shady strip mall development right here in our neighborhood,” Marcus added, his eyes burning with righteous anger. “If that foundation fails during an earthquake or heavy rain, the whole complex could pancake. They’re putting hundreds of lives at risk just to save three months of construction delays.”
Vanessa thought she could humiliate my daughter in public and walk away scot-free because of her family's wealth. She didn't realize that by crossing paths with me, she had just handed me the keys to dismantle their entire empire legally, permanently, and completely.

“Forget the school board complaint, Marcus,” I said slowly, standing up from my chair and buttoning my blazer. “We’re going straight to the district attorney’s economic crimes division.”
